While the Dubai market was dominated by large-scale construction projects, he focused on design-led developments that would elevate the city’s global image. In the early 1990s, he founded Al Masa Group, an IT distribution company that operated across the Middle East and North Africa. In 2005, he shifted his focus entirely to real estate and launched Omniyat.

Omniyat’s rise has been built on its commitment to world-class design. Mahdi’s vision is clear: create buildings that are more than just places to live or work they should be architectural statements.

A prime example of this philosophy is The Opus, one of Dubai’s most striking buildings. Located in the Burj Khalifa District, The Opus was designed by the late Zaha Hadid, one of the world’s most renowned architects. Its fluid shape and hollow center have made it an instant icon. The Opus includes residences, offices, restaurants, and the region’s first ME Dubai hotel by Meliá Hotels International.

This partnership between Omniyat and Zaha Hadid Architects symbolized Mahdi’s larger ambition to align Dubai with the world’s leading design cities by bringing in international talent and pushing architectural boundaries.

Landmark Projects and Record Sales

Another major milestone in Omniyat’s portfolio is One at Palm Jumeirah. This ultra-luxury residential development on Dubai’s iconic Palm island redefined high-end living in the region. Managed by Dorchester Collection, the project combines hotel-style services with striking architecture and panoramic sea views.

Omniyat again captured global attention in 2024 with The Lana Residences, Dorchester Collection, Dubai. A penthouse in this development sold for AED 139 million, marking a record for the Burj Khalifa District and reinforcing Omniyat’s reputation in the luxury segment. This sale reflected Mahdi’s success in positioning Dubai as a magnet for international investors seeking distinctive, high-value properties.

Expanding the Omniyat Group

In 2024, Mahdi announced a major strategic shift: the creation of Omniyat Group. The goal is to broaden the company’s activities beyond residential real estate into hospitality, commercial projects, and new branded lifestyle concepts. With this expansion, Omniyat is evolving from a luxury developer into a diversified property group with global ambitions.

The company’s portfolio now exceeds USD 10 billion in value, and its five-year plan aims to grow that to AED 100 billion. This strategy aligns with Dubai’s larger urban vision of becoming a global hub for innovation, design, and tourism.

Leadership Rooted in Precision

Mahdi’s leadership style is defined by detail and vision. He is known for being deeply involved in projects from concept to delivery, working closely with architects, designers, and hospitality brands. His approach blends strategic planning with creative ambition, allowing Omniyat to stand out in a crowded real estate market.

He has also cultivated long-term relationships with international partners. By collaborating with globally respected architects and brands, he ensures each development tells a story and delivers an experience that goes beyond luxury.

Shaping Dubai’s Real Estate Identity

Over the past two decades, Omniyat has played a pivotal role in shaping how Dubai presents itself to the world. Its developments contribute to the city’s image as a destination where architecture meets lifestyle. The Opus, One at Palm Jumeirah, and The Lana Residences have become symbols of this identity.
