A Man Who Once Sold Books to Support His Family

Rizwan Sajan was born in 1963 in Mumbai, India. A man who builds dream homes for others is the one who has seen the days in slums. His family moved to a tiny apartment only when his father won a ‘subsidised’ lottery.

When Rizwan was just 12 years old, living in Mumbai’s Ghatkopar slums, he began selling books and stationery to his classmates. This small venture was his way of earning a little extra money to help his family, who were struggling financially. He would buy books in bulk at market rates, then sell them door to door and to schoolmates, gradually making enough to buy food from the school canteen for himself, something he could not afford before.​

Beyond books, Rizwan used to sell firecrackers during festival seasons, delivering milk door to door, and selling rakhis. These early hustles taught him essential life lessons, the value of every rupee earned, the importance of service and building trust, and resilience during hard times. 

Rizwan Sajan’s Early Entrepreneurial Journey

When Rizwan Sajan was just 16 years old, he faced a devastating turn: the sudden passing of his father left the young Rizwan with the responsibility on his shoulders to support his family and secure their future. Despite his young age and limited resources, Rizwan was determined not to let despair overcome him.

With a loan of ₹1,000 that he borrowed from his father’s savings, Rizwan embarked on his first business venture, selling box files and stationery. Spotting a consistent demand for school and office supplies in his locality, he purchased stock in bulk and personally sold these items to schools, offices, and shops.

From Kuwait Trainee to Manager

His breakthrough came when his uncle offered him a job in Kuwait at the age of 18. He started as a trainee salesman in his uncle’s building materials shop, earning a salary of 150 Kuwaiti dinars, roughly Rs. 18,000, at that time. His dedication and hardworking nature quickly gained recognition, and within a few years, he was promoted to a managerial role. His responsibilities expanded, and his income soared, reaching nearly 1,500 dinars with commissions, enough to buy a Toyota Land Cruiser and support his family back in India.

However, his ascent was soon halted by a tragic event, the outbreak of the Iraq-Kuwait war in 1990. The invasion led to widespread destruction, forcing Rizwan to abandon his business and return to India. The war wiped out his hard-earned savings and disrupted the Gulf’s booming construction markets. 

Forced to Start Over From Zero

In 1993, after years of hardship and rebuilding, Rizwan Sajan again started his journey in Dubai with little money but a strong vision. He started a small brokerage trading firm focused on building materials, earning commissions as a middleman between suppliers and buyers.

Through perseverance and market understanding, he quickly expanded into a full-fledged building materials business. Over the next decade and a half, he diversified into sanitary solutions with the Milano brand, home furnishings via Danube Home, aluminum composite panels with Alucopanel, and finally ventured into real estate in 2014 with Danube Properties.

One of his most revolutionary moves was introducing the “1% payment plan” in real estate, making luxury homes more accessible by allowing buyers to pay just 1% per month with a small down payment. This plan helped convert many expats from renters to property owners, democratizing luxury living in Dubai.

From a small brokerage business, Rizwan built the Danube Group into a multibillion-dollar conglomerate spanning building materials, interior decor, and real estate development, an inspiring story of vision, resilience, and innovation.

Danube Properties is now known for delivering affordable luxury; projects like Glitz, Starz, Dreamz, and Lawnz offer spacious apartments with high-end amenities at prices accessible to middle-class buyers. Sajan’s approach is quality-first: he completes and sells out each project before launching another, ensuring timely handover and strong customer trust.​

Today, Danube Properties is a leading developer in Dubai, shaping the city’s skyline and reputation for smart, accessible real estate. Sajan’s ability to spot market gaps and serve working families has earned him wide recognition as a visionary in the region’s property sector.​

Sponsorship and Luxury Brand Partnerships

In 2025, Danube Properties co-sponsored Bigg Boss Season 19 alongside JioStar, leveraging the show’s vast popularity across India and the Middle East to connect with Indian investors and deepen brand recognition in Dubai’s real estate market.

Rizwan Sajan personally engaged with the audience through the show, enhancing the company’s visibility. Beyond entertainment, Danube Group has aligned with luxury and celebrity brands like Aston Martin, Tonino Lamborghini Casa, Fashion TV, and Filmfare, integrating elite design and glamorous lifestyle elements into their real estate projects.

From his early days carrying the weight of responsibility after his father’s loss to building a thriving business empire, his loved ones have been his biggest support and motivation.
